This new district is a residential and office area with stores, restaurants, a park, sports facilities, schools and service centers.

This particular project includes the construction of housing, offices and commercial spaces distributed in two volumes (blocks 22 and 25) located above a common underground parking garage on 3 levels. The total area is approximately 34,000 m².

Block 22 responds to the theme of innovative housing and supports the concept of "bigger and cheaper", which foresees the construction of "intelligent" terraces to obtain pleasant and sustainable housing. An uninsulated sliding window is planned on these terraces, creating a space that can be used longer than a terrace, but which is not a stand-alone living space. Moreover, this concept enhances the interaction between the indoor living space and the panorama overlooking the Scheldt.

The construction techniques were developed in BIM and are compatible with virtual reality applications to optimize the coordination between the different techniques.

The underground parking garage is equipped with a smoke extraction system. The underground parking garage and the tower of Block 25 are equipped with a sprinkler system.

The integration of the ventilation ducts and those of the sprinkler system in the floor slabs ensures that the free height in the apartments is optimally maintained.

Tractebel received a full engineering assignment for the special techniques.
